The good and the bad
The good parts of this property are the location, romance and uniqueness. Clean air, clean water, country solitude with the convenience of living within commuting distance of a small city. There are four distinct seasons each with their own beauty.

This is a rare, truly unique, piece of historical real-estate. It has features that no amount of money can create in our modern world. A dam creating a pond on a bold stream. A residence and septic system grandfathered into a 100 year flood plain. These are things that are imposible to get permits for even if it were affordable.

The Mill structure is a bicentennial property. Built while many of the signers of the Declaration of Independence were still alive, it operated through the Civil War and on into the twentieth century.

This is a property that you can easily fall in love with. We raised two children here and will greatly miss the place. It would not be for sale if we could afford to keep it. The links at the bottom of this page include details.

The property has had and is eligible for federal flood insurance. Zoned agricultural, almost any type of enterprise is allowed. Property taxes and the general cost of living in this area are very low compared to many other parts of the country.

The bad part of this property is that it is very old, in bad shape and needs immediate attention. Repeated flooding over 200 years has damaged the foundation of the Mill and eroded the creek banks. The Mill has had termites and powder post beetles. As-is as a residence it is real country living, cold in the winter and hot in the summer.

The uniqueness of this property is such that appraisers, banks and insurance companies do not know how to value it. There is no predefined box to check or category to place it under. This does not mean that the property has no value, only that it is not pigeon holed by bureaucrats

Most of the mill equipment has been removed. One water wheel is repairable and the other is only good for parts. The granite corn stones are still usable but would need new gearing.
