Early American Grist Mill c.1806/34, Includes dam, 4.6 acres and new shop/studio.
A rare and unique piece of Americana.
An American dream come true, you could have your own old grist mill!
A pond with waterfall, a water wheel and 200 year old grist mill and all surrounded by trees in a quiet rural setting.
This is a very rare, truly unique, piece of historical water front real-estate.
A genuine one of a kind piece of bicentennial Americana.
It has features that no amount of money can create in our modern world.
A dam creating a large pond on a bold stream.
A residence and septic system grandfathered into a 100 year flood plain. Abundant clear clean spring water.
Zoned agricultural, almost any type of enterprise is allowed.
The Mill structure is now a bicentennial property.
Built in the early 1800's while many of the signers of the Declaration of Independence were still alive, it operated through the Civil War and on into the twentieth century.
Since then it has been an artist's residence, home and artist blacksmith's studio.
Today it could be anything you like, restaurant, bed and breakfast, museum, artists or author's studio or country get away.
There is also the possibility of developing hydro power at the site.
Besides its age and unique attributes this property is in an idyllic location.
It is rural yet only a half hour drive to a metropolitan area.
Groceries, fuel and other amenities are only minutes away.
See our location page for details.

The property consists of 4.6 acres, approximately 2.6 acres on the mill (south) side and 2 acres on the opposite bank.
There are two buildings, the Mill built in the 1800's and a new Shop/Studio that was started in 1984.
The Mill is post and beam construction with wide pine board floors.
Originally built in 1807-1820 the two wings with shed roofs were added about 1900 and also have wide pine board floors.
The front wing is currently the owner's residence.
The Shop was designed to be a blacksmith shop or artist's sculpture studio.
It is built on the site of the original 19th century blacksmith shop mentioned in the deed.
It is 1408 sq.ft., has a large bay with 16' ceilings and a mezzanine, and a partial second floor with office or living space.
The shop building is partially finished and could be converted to any number of uses including a residence.
Water comes from a spring near the mill pond and there is a working septic system.
There is electricity (now disconnected - line removed) and four phone lines on the premises. High speed Internet is now available.
NOTE: During the recent drought in the South our spring water supply has been constant.
